The goal is not to finish every slide. The goal is for the buyer to leave more confident than when they arrived.

You should never be figuring out the buyer, forms, benefits or technology while the consultation is happening.

A buyer who is months away still deserves a clear plan. Adjust the next step to the buyer's actual stage.
If Technology Fails
Never let a technical problem stop the consultation.
Switch to hotspot. If needed, continue the consultation conversationally.
Explain + follow up. Never guess at property or market information.
Keep educating. Complete the appropriate document follow-up when access is restored.
Make a manual warm introduction. The link failing should never prevent the handoff.
If you cannot verify it, do not guess. Tell the buyer you will confirm eligibility or terms and follow up.

Teach the buyer how to evaluate a home when emotion is highest.

Never present savings, lender credits, warranty, protection or partner benefits as guaranteed until eligibility and terms have been confirmed.
Add human proof without turning the story into a long testimonial presentation.
Tie the story back to what this buyer told you matters most.

Overexplaining the story. Let the image carry the emotion.
A successful consultation ends with an appropriate next action or defined follow-up — not pressure for a signature that does not fit the buyer's stage.

Financing clarity comes first.
The buyer can understand representation during the consultation, but serious search should not begin without financing clarity and the appropriate agreement.
Representation becomes the next readiness step.
Once the buyer understands the relationship and is ready to move forward, complete representation and launch the search while coordinating with their lender.

Clarify the concern. Answer the question being asked. Do not restart the entire presentation.
