01 / Your Goals

Before We Talk Homes, Let's Talk About Your Life.

The right purchase is not simply the house you can buy. It is the home, payment, location, timing, and future that actually fit your family.

01PaymentWhat Feels Comfortable?

Start with the monthly life you want to protect—not the maximum approval a lender may offer.

02TimingWhen Does The Move Need To Happen?

Lease dates, station assignments, school calendars, relocations, and current housing all shape strategy.

03LocationWhere Does Life Work Best?

Commute, schools, family, community, taxes, lifestyle, and station access all matter.

04HomeWhat Is Truly Non-Negotiable?

Separate must-haves from nice-to-haves before emotion starts making decisions for you.

05FutureWhat Does This Home Need To Do Next?

Think beyond move-in day: family growth, equity, flexibility, resale, and long-term ownership.

The First Question

If we get to closing day and you say, “That was exactly the right move for us,” what had to be true?

NextSee The Whole Path
02 / Your Path Home

From “We're Thinking About Buying” To “These Are Our Keys.”

The process only feels overwhelming when the next move is hidden. Instead of showing you nineteen steps at once, we move through four clear phases and always make the next decision visible.

Phase 01PREPAREGet Buyer Ready01–04
  1. 01
    Buyer Consultation

Goals, timing, lifestyle, location, must-haves, tradeoffs, and future plans.

  2. 02
    Lender Introduction

Connect with Frontline's preferred lender or the buyer's lender of choice.

  3. 03
    Pre-Approval

Review loan options, payment comfort, cash-to-close, documents, and purchasing range.

  4. 04
    Buyer Representation

Understand who represents you, the agent's duties, compensation, and the working relationship.

The Frontline Promise

You Should Never Have To Wonder “What Happens Next?”

We keep the next move visible, explain decisions before they become urgent, and keep the professionals around the transaction aligned. For most buyers, the first two pieces to put in place are financing clarity and a clear representation relationship before serious touring begins.

Now We StartGet Buyer Ready
03 / Get Buyer Ready

Before We Search, We Know The Numbers.

A pre-approval is not a formality at the end of the process. It is the financial foundation that tells us what is comfortable, what is possible, and how confidently we can act when the right home appears.

01ConnectPreferred Lender Introduction

We can connect you with Frontline's preferred lending partner, who understands the Buyer Edge program and the documentation challenges that can come with first-responder income.

02ApplyComplete The Application

Provide the lender with the information needed to begin reviewing income, assets, debts, credit, employment, and the loan options that may fit.

03DocumentBuild The Financial File

Paystubs, W-2s, bank statements, identification, overtime history, shift differential, specialty pay, extra-duty income, and other documentation may matter.

04PlanCompare Loan + Payment Options

Understand estimated payment, down payment, cash-to-close, taxes, insurance, available programs, and how different purchase prices affect the monthly picture.

05ApproveReceive The Pre-Approval

Once the lender has reviewed the file, we have a documented buying position that can support the search and strengthen an eventual offer.

06MaintainProtect Your Approval

Avoid new debt, major purchases, unexplained deposits, job changes, or financial moves without discussing them with the lender while you are buying.

NextUnderstand Buyer Representation
04 / Buyer Representation

Before We Tour, We Define Who Is In Your Corner.

Buyer representation should never feel like surprise paperwork. This consultation is where we explain the relationship first—what we do, what you can expect, how compensation works, and what must be in writing before we begin touring together.

Industry Practice ChangeAUG 17
2024
NAR settlement practice changes
What Changed

A Written Buyer Agreement Comes Before The Tour.

Under the NAR settlement practice changes, an MLS Participant working with a buyer must enter into a written agreement with the buyer before touring a home together, including an in-person or live virtual tour. The practice change does not itself require a particular agency relationship.

Today's Consultation
No Agreement Is Required Just To Meet With Us.

You can ask questions and learn about Frontline's services without signing a written buyer agreement. Before we tour a home together, we will review the brokerage-approved agreement, answer your questions, and make sure the relationship is clear.

01Services In Writing

The agreement explains what your real estate professional will provide.

02Compensation In Writing

How your agent is compensated is discussed and agreed to clearly.

03Compensation Is Negotiable

Real estate compensation is not set by law and remains negotiable.

The Frontline Buyer Representation Agreement

Understand It First. Sign It When You Are Ready To Move Forward.

When representation is established, we use the brokerage-approved agreement to put the relationship, services, scope, and agreed compensation in writing. We review it with you before asking for a signature.

01RepresentationWho Represents You

Define the relationship and who is responsible for advocating for your interests through the purchase.

02ServicesWhat We Do

Search, showings, property analysis, offer strategy, negotiation, contract management, due diligence, and closing guidance.

03Term + ScopeWhere + How Long

Understand the duration, market or property scope, and any exclusivity contained in the brokerage-approved agreement.

04CompensationHow Your Agent Is Paid

Compensation is negotiable and the agreed amount or rate is stated clearly—not left open-ended. Seller or other compensation may be negotiated and is handled according to the agreement and applicable rules.

05TransparencyNo MLS Compensation Field

Offers of buyer-broker compensation are not communicated through the MLS. Compensation may still be negotiated off-MLS between the parties.

The Frontline Standard

We Explain It. We Answer Your Questions. You Decide When You Are Ready. Then We Go To Work.

This presentation is a general summary of NAR settlement-related MLS practice changes and is not legal advice. Your brokerage-approved buyer agreement and applicable state, local, MLS, and brokerage requirements control.

NextKnow Your Buying Power
05 / Buying Power

Price Is Not Your Budget. Your Payment Is.

Pre-approval gives us a ceiling. Our job is to build a comfortable financial lane beneath it—one that leaves room for the rest of your life after the keys are handed over.

01

Mortgage principal and interest, taxes, insurance, HOA, utilities, maintenance, and other obligations should fit the life you want after closing.

09 / Touring + Evaluating Homes

Do Not Just Ask, “Do I Like It?” Ask, “Does It Work?”

Paint colors and staging are easy to notice. The bigger decision is whether the home, condition, costs, location, and future fit the life and financial plan we established at the beginning.

01Structure + SystemsLook Past The Finishes

Roof, foundation, drainage, HVAC, electrical, plumbing, windows, age of systems, and visible signs that deserve professional inspection.

02ConditionMaintenance + Improvements

Separate normal wear, cosmetic projects, deferred maintenance, and larger concerns. Ask what has been updated and what may be coming next.

03LocationYou Are Buying The Block Too

Commute, traffic, noise, neighboring uses, taxes, schools where relevant, amenities, station access, and future resale all matter.

04Ownership CostPrice Is Only One Number

Taxes, HOA, insurance, utilities, maintenance, renovation needs, and the property's condition influence the real monthly and long-term cost.

05FitCan You See The Next Chapter?

Layout, storage, bedrooms, outdoor space, parking, flexibility, family needs, and future plans should still work after the excitement wears off.
